The Rosedale occupies a row of 19th-century cottages on Portree harbour. Its character comes with a few practical notes — there’s no lift, and all access involves some stairs. Free parking is limited to first come first serve on the pier. Dogs are welcome in select rooms.

Accessibility
The Rosedale is not an accessible-friendly hotel. There’s at least one flight of stairs to reach the restaurant for breakfast, and rooms are located on the ground, first, and second floors with no lift (there are no lifts on Skye).
Location and Access
We do not provide porterage. The hotel sits directly on the pier, and access to the town involves walking up a short hill or flight of stairs.
Parking
The hotel does not have private parking. Spaces on the pier operate on a first-come, first-served basis. Additional pay-and-display parking is available in the town area.
Breakfast
We serve breakfast from 7:30am – 9:30am with seating every 15 minutes. If you require breakfast at a specific time we advise booking this in advance as there is limited availability. Please note we do not offer takeaway breakfasts or alternative times.
Rates and Meals
We offer Room Only Rates (overnight accommodation only) and Bed and Breakfast Rates (overnight accommodation with breakfast for the room’s maximum occupancy). Dinner is not included in any rate and is available by reservation only, on a first-come, first-served basis.
Payment and Cancellations
A 30% deposit is charged to your card at the time of booking. The remaining balance is charged to the same card 30 days before arrival. Once full payment has been made, bookings are non-refundable and non-transferable. Bookings made within 30 days of arrival are charged in full at the time of booking.
Direct bookings can be cancelled free of charge up to 30 days before arrival. Bookings made through third party websites are non-refundable.
We do not accept Amex.
Group Bookings
We have a maximum restriction of 8 guests (4 rooms) per group. Please note we are unable to exceed this amount, all extra rooms booked will be canceled. Group bookings follow the same deposit and 30 day cancellation policy as other direct bookings.
Dogs
We are a dog-friendly hotel. A charge of £10.00 per night, per dog applies, with a maximum of two dogs per room. Guests are liable for any damage or soiling caused by their dogs and will be charged accordingly.
Smoking
Smoking is not permitted in any rooms or anywhere within the hotel during your stay.
We will ask you to vacate the property and additional charges will apply.
